Built for landlords who got tired of running the software.
ailandlord started with a simple frustration: every landlord tool on the market hands you a dashboard, a set of forms, and a payment link — and then leaves you to operate all of it. The listing still has to be written. The screening report still has to be read. The late-rent text still has to be sent. The receipt still has to be categorized. "Software" turned out to mean "a nicer place to do the same chores."
We think the job of the software is to do the chores.
So we built ailandlord AI-first: it takes the routine actions itself, inside rules you set once, and brings you only the decisions that need a human — who gets the unit, whether to spend $640 on a water heater. Everything it does is logged, timestamped, and reversible, because autonomy without a paper trail is just risk.
Where we are
We're in private beta, talking to our first landlords in Colorado one portfolio at a time before we build further. That's deliberate. Rent collection and tenant screening are not features to ship fast and fix later — they touch people's money and their housing. We'd rather earn the trust of a few dozen landlords properly than a few thousand carelessly.
Founding landlords who join during the private beta keep their rate as long as their account stays active.
Who it's for
Landlords who self-manage 1–20 units and want their evenings back. If you run a property management company with staff and hundreds of doors, we're not the right tool — and we'd rather tell you now.
