Free tools for landlords who do it themselves.
Prorated rent calculator
Mid-month move-in or move-out, worked three ways — and which one your lease should say.
Rent-to-income calculator
The 3× rule and the 30% rule side by side, with the income an applicant needs to clear your threshold.
Schedule E estimator
Rental income minus the expense categories the form actually uses, so you know roughly where you land before April.
Colorado security deposit rules
What changed on 1 January 2026, what you may keep, and the deadline calculator — every rule cited to its subsection of the statute.
Why these are free
Every one of these is a calculation a landlord does on the back of an envelope a few times a year, gets slightly wrong, and then has to defend to a tenant or a preparer. They cost us nothing to give away and there is no signup, no gate and no email required to use them.
What we actually sell is the other half: software that does the chasing, the paperwork and the books for landlords who self-manage, and brings you only the decisions that need a human. That is in private beta. These are not.
